    Human assets tech firm Gusto is doubling its footprint at Vornado Realty Belief’s Penn 1, signing a 13-year growth deal that may convey its area on the Midtown tower to 76,000 sq. ft.

    Gusto inked a 13-year lease for 38,000 sq. ft on the forty seventh ground and renewed its present 38,000-square-foot lease on the 52nd ground for 5 years, The Actual Deal has realized. Gusto will now occupy 76,000 sq. ft on the 2.5-million-square-foot tower.

    The asking hire was $135 per sq. foot.

    CBRE’s Jeff Fisher, Sacha Zarba and Connor Krup represented Gusto within the deal. Vornado’s Josh Glick, Jared Silverman and Anthony Cugini represented the owner in-house.

    Vornado and Gusto declined to remark.

    San Francisco-based Gusto offers on-line payroll, advantages, hiring and different human assets companies. Different tenants at Penn 1 embody Samsung, Dell, Empire Well being, Hartford Insurance coverage, Jacobs Engineering, Morgan Stanley and Wells Fargo. 

    Penn 1 is the biggest workplace constructing in Vornado’s Penn District, the place the owner has been upgrading its properties round Penn Station and capitalizing on the booming Class A workplace market.

    Vornado’s $450 million renovation at Penn 1 included new plazas, a curtain wall, elevators, lobbies, LEED certification and different sustainability and carbon-cutting upgrades. It additionally added 160,000 sq. ft of meals and leisure facilities on the base.

    The Penn District and close by Hudson Yards have been Midtown’s third most-active leasing district within the second quarter, with 609,000 sq. ft of leasing quantity, in line with CBRE.
