    DOB sweep finds no systemic safety risks in office-to-resi

    The outcomes are in from town’s crackdown on office-to-residential conversion initiatives, following a partial collapse on the former Pfizer headquarters.

    The primary part of a New York Metropolis Division of Buildings (DOB) security test uncovered violations at 19 development websites, although inspectors discovered no hazardous structural points posing an “imminent hazard to public security,” Gothamist reported. The investigation centered on 180 work websites linked to the developer and contractors behind the structural failure on the former Pfizer headquarters, specifically MetroLoft, Barone Metal Fabricators, Domani Inspection Providers, and Northeast Specialist Group. 

    In complete, the inspections yielded 65 violations throughout 38 work websites, 18 partial stop-work orders, and one full halt at a Williamsburg project. Twenty-four of the 180 inspected websites had been office-to-residential conversions. 

    The DOB concluded that there was no proof of systemic hazard inherent to the office-to-resi initiatives. 

    The DOB initiated the inspection blitz throughout 5 boroughs only a week after a possible partial collapse on the former Pfizer headquarters in Midtown. In response to DOB, their investigation “into the reason for the structural failure” at 235 East forty second Avenue is ongoing.
